About the Inn
Escape from the hustle and bustle of your daily life to this quiet retreat in North East Texas. The Oaks is located 80 miles North East of Dallas and is a welcome retreat for any traveler. Take time to relax and rejuvenate yourself on our spacious deck or relax inside with a great book and glass of wine. The Oaks features three rooms, each with en-suite bathrooms. Our inn is a great retreat for couples who want to get away and share some time together exploring historic Sulphur Springs. Just a short walk from Downtown shopping and dining, or our staff are available with concierge services which include but are not limited to; golf, spa days, fishing tours, massages and so much more. Whether you are celebrating a special occasion or in town for one of the festivals. The Oaks will be a welcome retreat for all.The Oaks was originally built in the 1930’s by the Ashcroft family of Sulphur Springs. The original structure included the three bedrooms upstairs, the breakfast room, one of the great room spaces, a small kitchen, and the serving room. When the Gilreath family purchased the home in the 1960’s they made some additions, which included adding space to the bridal suite, the great room, and a larger kitchen. The garage was also converted to a living space with and upstairs bonus room. The garage is now our manager quarters. After a few rocky and abusive years, we purchased the home in the spring of 2016 and began to reclaim the former beauty that once was. The transformation of the house into a bed and breakfast took place over the course of about twelve (12) months. We opened rooms, created bathrooms, closed walls and restored this historic home into a beautiful three-room bed and breakfast. We hope that you too will fall in love with the beauty of this home as much as we have.
About the Owners
Allison Libby-Thesing and Ben Thesing are the proud owners of the Oaks. With a family of five children keeping them busy with sports and childhood antics, they love to share their love of hospitality and remodeling with their children. The Oaks has been a dream in the making, to help the city offer more options for the growing tourism industry. Both graduates of Sulphur Springs High School, Allison and Ben made the move back to Sulphur Springs to complete the remodel on the Oaks and have their kids grow up in a smaller community.Our Rooms
Each of our three suites has been decorated by a local home décor or antique dealer here in Sulphur Springs. Each piece is unique to different shops around town and is available for purchase. Please contact our onsite manager for pricing information on any piece you desire.

Here at the Oaks, we want to help make your special day the day of your dreams. We are a perfect location for the intimate wedding. You can rent out the entire house for the weekend to let us serve you and make your wedding dreams come true.

Emily Glass: This could not be a more beautiful and accommodating bed and breakfast. The details are not overlooked here, and, it felt like I was far away in my own hometown. It has a very Stars Holloway feel. The breakfast of Migas and stuffed brioche French toast was the best I've ever had. The rooms (all of them) are amazing, and I LOVE that all of the items in them are from local businesses and are for sale. Each room has its own private bathroom, which is wonderful. The second-floor balcony from the honeymoon suite was perfect to sit on and relax in the morning. They have done a perfect job revitalizing an old home into an exquisite getaway.
